Polyurea and polyurethane are both high-performance waterproofing membranes, both spray-applied, and both significantly better than bitumen in UAE conditions. They are not interchangeable. The choice between them depends on cure speed requirements, traffic load, budget, and application window—all of which are particularly relevant in UAE summer conditions.
Key Differences at a Glance
| Property | Spray Polyurea | 2-Part Polyurethane |
|---|---|---|
| Gel time at 35°C | 6–10 seconds (fast-set) | 20–40 minutes |
| Full cure to walk-on | 2–4 hours | 12–24 hours |
| Elongation at break | 300–500% | 200–300% |
| Shore D hardness | 40–65 (tougher) | 25–45 (softer) |
| Equipment requirement | Plural-component spray rig (high capital) | Drum pump or roller/squeegee |
| Application in summer | Excellent (fast gel prevents sag) | Good (morning application) |
| Installed cost (AED/m²) | 125–215 | 90–150 |
| Expected lifespan (UAE) | 15–25 years | 10–15 years |
When to Choose Polyurea
- Traffic exposure: Roof terraces, podium decks, parking, water features requiring foot or light vehicle traffic
- Complex geometry: Fast gel time means vertical surfaces, overhangs, and drains can be coated without dripping or sag
- Minimal downtime requirement: Walk-on at 4 hours vs. 24 hours for PU is critical for operational facilities
- Long warranty requirement: Polyurea achieves 15-year performance warranty on properly prepared substrates
When to Choose Polyurethane
- Budget-sensitive projects: AED 90–150 vs. AED 125–215 for polyurea installed
- Contractor equipment: PU can be applied with drum pumps and rollers—no specialist spray rig required
- Non-traffic rooftops: If the roof is purely maintenance-access-only, PU’s lower hardness is not a disadvantage
- Small area: Below 200m², the minimum mobilisation charge for a polyurea spray rig reduces the cost advantage
